WHY IT WORKED: This site, the former Brighton Beach Baths, was ripe for urban renewal. But Muss Development had to do its homework to find out what would sell in an area that had no direct comparables (the housing stock was 40 to 60 years old). A resort-style series of mid-rise buildings with gabled roofs and balconies met waterfront zoning regulations and appealed to the large, second generation Russian community that was looking to move up but stay close to friends and family.

Oceana's beachfront location was perfect for a resort lifestyle. The complex of 15 seven- to 12-story buildings features indoor and outdoor pools; private beach access; and a 16,000-square-foot, fully loaded recreation center.

The most popular floor plan is a 1,228-square-foot, split-bedroom model that features two master suites with an open kitchen, dining room, and living room.

Proximity to mass transit makes commuting to Manhattan from this southern-most tip of Brooklyn both convenient and quick.

A 15-year real-estate tax abatement applies to each residence.
